The AI Reality Check

Real estate marketing built for Google and ChatGPT

Benjamin Wagner is Chief Marketing Officer at InboundREM, where the business started with SEO discipline for real estate marketing and now extends into RealtyRank AI. What makes this interview worth reading is the shift he describes: leads are beginning to arrive after an AI assistant has already pointed them toward the company.

The takeaway

The practical work is less about publishing more content and more about making a business understandable to AI systems through schema, structured data, consistent NAP details, and clear site architecture. He also found that AI can handle heavy report generation, but human judgment still beats it for cold email performance.

01

What’s the quick origin story of your brand, and what makes your product or positioning genuinely different from other options in your niche?

InboundREM was founded by Robert Newman to bring real SEO discipline to real estate marketing, at a time when most "real estate marketing" was really just website templates and paid leads dressed up as strategy. What’s changed recently is that we’ve built RealtyRank AI as a dedicated product on top of that foundation, specifically because search itself is splitting in two: there’s still traditional Google SEO, and now there’s an entirely separate discipline of showing up when someone asks ChatGPT or another AI assistant "who’s a good realtor in [city]." Most competitors are still selling SEO packages built for 2019 — backlinks, keyword density, blog cadence. We build for how buyers and sellers are actually finding agents now, which increasingly starts with an AI answer, not a search results page. The differentiator is that we built schema, structured data, and content architecture specifically so LLMs can find, understand, and cite our clients as authoritative sources, not just so Google can rank a page.

02

Since launch, what have been the 1-2 real turning points for your brand: decisions, pivots, or experiments that noticeably changed your growth or profitability, and what did you learn from them?

Historically it’s been a mix of warm inbound relationships, YouTube, and slow-burn SEO. But the shift I’m most excited about is that we’re increasingly seeing warm inbound that originates from AI recommendations. Someone asks ChatGPT or another assistant who handles real estate marketing or AI visibility, gets InboundREM or RealtyRank AI back as an answer, and reaches out already convinced we know what we’re talking about. That’s a fundamentally different lead than a cold email response. They arrive pre-sold on our category expertise, not needing to be pitched on why AI visibility matters in the first place. Where I want it to go: I want that channel to keep compounding and eventually overtake cold outreach as the primary driver, since it scales without linear effort and it’s the single best proof point we could ask for — we’re not just selling AI visibility, an AI assistant is actively vouching for us.

03

Which 2-3 channels drive most of your revenue right now, and what have you learned about making those channels work in your category?

Handed over: high-volume PDF report generation. AI screens a prospects entire digital presence and compiles a detailed 15 page report. It lets them see how AI sees them, including their authority, trustworthiness, and how recommendable they are.

Pulled back from AI: fully AI-generated cold email copy. I tried letting AI write and iterate subject lines and body copy end-to-end, but the response rates were mediocre until I went back to manually testing and curating variants myself — running real A/B splits across segments, reading actual reply sentiment, and hand-picking what scaled. AI is great at generating options; it’s not yet good at knowing which one will actually make a skeptical NC realtor open an email.

04

How are you thinking about search in 2026, across Google, AI assistants like ChatGPT, and other discovery platforms? What have you changed to stay visible?

Yes, clearly. The biggest shift is that a growing share of our warm inbound now traces back to someone asking an AI assistant a question and getting pointed to us, whether that’s "who does AI visibility for real estate agents" or something more general about digital marketing or SEO. These prospects show up already further along than a typical cold lead. They’ve essentially been pre-qualified and pre-recommended by ChatGPT or a similar tool before we’ve said a word. It’s changed the first conversation too — instead of explaining what AI visibility even is, we’re often just confirming what they already believe based on what the assistant told them. That’s the clearest signal I’ve seen that this isn’t a future trend to prepare for; it’s already generating real pipeline today.

05

What do you do to turn first-time buyers into repeat customers and advocates? Are there specific experiences, content, or community touches that work especially well?

Do: get your structured data and entity relationships right before you worry about content volume. Schema, consistent NAP data, clear author/organization relationships, and a genuinely coherent site architecture matter more to how AI systems understand and cite you than another dozen blog posts. Also — build real case studies with real numbers. AI systems and humans both reward specificity and evidence over generic claims.

Ignore: panic-driven "AI SEO" tactics sold as shortcuts — keyword-stuffing prompts, fake review generation, or anything promising to "trick" an LLM into citing you. These systems are being tuned against exactly that kind of manipulation, and the agencies selling it today will be selling something else in six months. The fundamentals, like being a genuinely well-documented, citable, trustworthy source, are the same fundamentals that have always worked, just applied to a new interface.
